Rental agreement checklist

The people and the property

• Full names of the owner and every adult tenant match their ID documents
• The exact address, floor and flat number are written down
• The owner shows proof that they own the flat or can let it
• Everyone who will live in the flat is listed

Money

• Monthly rent, due date and payment method are written down
• The security deposit amount is written down and a receipt is given
• The rule for returning the deposit is clear, with the number of days
• What can be deducted from the deposit is listed
• The rent increase at renewal is stated as an amount or percentage
• Who pays electricity, water, gas, internet and building maintenance is stated

Term and exit

• Start date, end date and renewal terms are written down
• The lock-in period is stated
• The notice period and how notice must be given are stated
• What happens if either side leaves early is stated

Using the flat

• The flat is for residential use only, and subletting is allowed or not allowed in writing
• The owner’s right to inspect the flat, with notice, is stated
• Who pays for and arranges repairs, and who to call, is stated
• House rules for pets, guests, parking and quiet hours are written down

Handover and paperwork

• An inventory of fittings and furniture is attached and signed
• Photographs of every room are taken and kept by both sides
• Electricity and water meter readings are noted at move-in
• The number of keys and access cards handed over is noted
• Stamp duty and registration have been checked with a lawyer or the sub-registrar
• No blanks are left on any page, and every page is initialled
• Both sides have a signed copy
